WHAT WE INSPECT

What's an Inspection?
A Home Inspection service is a visual (non-invasive) inspection of the structural elements and systems which are readily accessible.
The inspection will be performed in accordance with the Illinois Standards of Practice, 68 lll.admin.code 1410, Sec. 1410.200, as amended, a copy of which is available upon request.

The scope of the inspection is strictly limited to the systems and components listed in the inspection agreement. Also, inspections will be performed according to the NACHI standards of practice.
Items Typically Include:

  • Roof, vents, flashing, and trim.

  • Gutters and downspouts.

  • Skylight, chimney and other roof penetrations.

  • Decks, stoops, porches, walkways, and railings.

  • Eaves, soffit and fascia.

  • Grading and drainage.

  • Basement, foundation and crawlspace.

  • Water penetration and foundation movement.

  • Heating systems.

  • Cooling systems.

  • Main water shut off valves.

  • Water heating system.

  • Interior plumbing fixtures and faucets.
  • Kitchen cabinets, countertops, range hood, appliances.
  • Drainage sump pumps with accessible floats.
  • Electrical service line and meter box.
  • Main disconnect and service amperage.
  • Electrical panels, breakers and fuses.
  • Grounding and bonding.
  • GFCI’s and AFCI’s.
  • Fireplace damper door and hearth.
  • Insulation and ventilation.
  • Garage doors, safety sensors, and openers.
  • Carbon Monoxide Detection.
  • Moisture Penetration Detection.
  • Combustible Gas Detection.
  • Appliance safety recall information in conjunction with the    Consumer Product Safety Commission.
  • Locate and note all main shut off valves in your report.

    The Exterior Temperature must remain above 65 degrees for a 24-hour period prior to the A/C unit being tested.
    You are encouraged to attend your inspection. You can follow along and we will verbally explain what we are inspecting and what it means to you. If you cannot attend your inspection, don't worry -we will go over the entire report at your convenience and answer any questions you may have.

    A home inspection is an excellent tool for you, the home buyer/owner, to help you determine not only the condition of the home, but to also help for see any immediate unnecessary additional costs that may go unnoticed without the help of a home inspection. Home inspections are not a prediction of future performance, guarantee or warranty, but can pinpoint existing problem areas.
